Land surveying is carried out only on plots that are the property of the owners, this cannot be done on state and leased plots.

Land surveying is urgently necessary in the following cases:

• It is necessary to divide or, on the contrary, to combine the plots. For example, in the case of an inheritance or after the acquisition of a neighboring allotment;
• You need to allocate your share of the common land that is in shared ownership;
• The plot is planned to be inherited or donated, for example, to children;
• It is planned to lease the site or lease it;
• It is planned to build a private house and household objects on the site;
• It is necessary to register property rights, since the site was previously municipal;
• You need to take out a loan, including a mortgage, for example, to build a house. Banks do not consider such applications without a land survey plan and the site cannot serve as collateral;
• It is planned to buy this site;
• I need to sell the land.

Important! Until January 1, 2020, the land plot was not needed for the sale, purchase and donation of the site. However, now in Russia there are amendments to the law “On the State Real Estate Cadastre”. And the boundary plan has become a necessity for all transactions of sale and purchase of land.

3. They think that a cadastral passport will be enough in any case. In fact, in our country, cadastral passports have been abolished altogether. Instead of them, an extract from the cadastral register is issued. It will indicate the boundaries of the site, but the extract is not enough to resolve property disputes;
4. They do not want to spend money counting on free land surveying. There is none! Yes, submitting documents to Rosreestr is a free service. But the land survey plan itself will cost money.

To carry out a land survey, you will have to contact cadastral engineers. It is very important that the specialist is a member of the SRO, in which case his documents will be legally binding. The whole procedure for land surveying looks like this:

• It is necessary to prepare all documents of title to the site, cadastral and technical plans, including the entire settlement, as well as the owner’s passport;
• An organization that is a member of a specialized SRO is submitted an application for a land survey;
• A cadastral engineer or surveyor arrives. You will have to pay for his services from 10 to 20 thousand rubles. He takes measurements on the ground;
• After some time, the specialist will provide the owners with his opinion, a land-line plan drawn up in accordance with all the rules and sealed;
• Land surveying plan is submitted to Rosreestr, and the owner receives new documents for the site.
