About twenty years ago I had in my hands a book about the builders of the BAM, which described, in addition to the beauties of Siberia and the everyday life of the builders, their life. I was very interested in these houses, I thought – how can you live in them, because there are cold winters in Siberia, and the tanks are made of metal?

A couple of decades later, I had a chance to personally encounter mobile modular buildings, however, not based on bulk tanks, but on the basis of railway containers. Such buildings are called differently: mobile modular buildings, block containers or simply modular buildings, in all cases this is a building (room), the design of which is based on an ordinary railway container (usually 20 “or 40”).

After some acquaintance with the structures of modular buildings, I learned that on the basis of containers, you can produce buildings of almost any orientation – both for the needs of the construction, mining industry, and for organizations or individuals.

Modular buildings for organizations

The needs of the army and internal troops, builders and prospectors in general coincide – they need to provide employees with a full-fledged life, and the need for frequent movements does not allow the construction of capital structures – the costs will be colossal. Tents and temporary structures based on them are of course a way out, but … In winter frosts and in summer heat it is at least uncomfortable in a tent. Mobile buildings can be transported to places to place many times, for this you only need a truck crane with a lifting capacity of 3 tons and a standard container carrier. Such a building will be ready for use in a new location in less than an hour, it will provide people with full-fledged shelter and a workplace – completely isolated from any climatic influences. Container-based modular buildings are also attractive for private companies, whose activities are not associated with frequent moving and mining..

Today and in the future, the cost of renting administrative premises is growing and will continue to grow, any company will gladly reduce the cost of renting premises for offices, warehouses and retail outlets. And here a modular building is a great way out! Low cost, full interior and exterior decoration, high speed of execution, unlimited area of ​​construction from modular buildings in width and height up to three block containers in height – is all this attractive? Yes!

And the most direct – experienced manufacturers from containers can create a full-fledged building, summer cottage or hunting lodge at a low cost. I want to note that in such a building everything will be the same as in a capital structure – bathrooms and kitchens, living quarters, heating and air conditioning systems. With all this, if the customer does not want (which is quite natural) that the external structure of the modular building, even close, does not resemble the original container, this is easily fixable, the outer cladding is made and the building loses all resemblance to a steel container.

In all cases, an important convenience will be the following feature of modular buildings – they do not require any registration in the BTI, since they do not have a capital foundation (do not need it).

Modular buildings and their main structural characteristics

Prefabricated modular buildings, they are also block-containers, are technical, residential or administrative modules based on railway containers, manufactured under the terms of GOST 22853-86. In this case, the basic design of the containers is unchanged, i.e. each container block continues to be a particularly robust structure with a steel inner frame made of channel.

Main characteristics of prefabricated modular buildings:

  • Quality. 97% of work on the construction of a modular building is carried out in the premises of the plant;
  • Speed ​​of execution. The time from the start of work to the installation of the building in its place does not exceed 2 months;
  • Lightweight construction. A prefabricated modular building needs a minimum foundation or can do without it (depending on the soil);
  • External finishing with any materials. Interior finishing should be made of non-flammable or low-flammable finishing materials;
  • Durability. The minimum service life of a modular building is at least 50 years;
  • Independence from climatic conditions. The prefabricated modular building is operated in the temperature range from + 45 ° to -55 ° С;
  • Seismic resistance. Both a separate block-container and a building consisting of them will withstand a 9-point earthquake;
  • High fire resistance. III level of fire resistance.

Steel house – an advantage!

I am sure that most people who first come across prefabricated modular buildings ask one question – what kind of building is this, it must be very cold in winter and hot in summer, because it is made of steel! In such a statement, it is only true that the modular building is mainly made of steel – hot-rolled sheet with a thickness of 2 – 2.5 mm on all six sides, the “skeleton” is built on a channel (container design according to GOST 18477-79). Heat and sound insulation of the block-container is provided by a layer of mineral wool (“Isover” type) and pvc film, covering all the walls of the module from the inside.

The block-container is completely isolated from the external environment, which means that there is no air exchange in it. Therefore, each separate room of a modular building must be equipped with forced ventilation, the role of which is played by an electric exhaust fan..

Heating of block containers can be built on a radiator system (if there is central heating) or on individual / central air conditioning systems. Depending on the project, each ready-made mobile module or a complex of several modules has network outlets for connecting to the power grid, water supply and sewerage (if equipped with bathrooms).

With regard to modular container-based buildings, there is one very important point – each container used in the structure of a pre-fabricated modular building must necessarily have ownership documentation, in addition to the technical passport for the product. The conventional wisdom that a container is just a container and documentation for it is optional is fundamentally wrong, because each container has its own serial number and labeling. In the absence of the necessary documents, law enforcement agencies have the right to apply the relevant articles of the Criminal Code.
