Note that such expansion of balconies in European countries is nonsense. There, residents strictly comply with the laws and always receive permits in advance to redevelop and change the appearance of an apartment building. Residents of our country often believe that since an apartment is privatized, you can do anything with it.

As the portal wrote, even for the construction of a balcony on the first floor, you need to obtain permission and draw up documents in the BTI, ATI and so on. And the increase in the area of ​​the balcony on the upper floors is a danger to the whole house! Not to mention the neighbors downstairs who find themselves “under the visor”, not getting enough sunlight.

Authorities are fighting illegal balcony extensions. Most often, such inspections begin after complaints from neighbors, whom the extension interferes with, threatens security. There is no statute of limitations for such illegal redevelopments! The owner of the apartment will be obliged to dismantle the extension and return the facade of the house to its original appearance.

If the requirements for dismantling the extension have not been met, tenants may even be deprived of their ownership of the apartment, which is then sold at auction. However, we admit that such cases are still rare, probably for this reason the owners continue to violate the laws, without fear of serious consequences..

Illegally enlarged or built balconies on historic buildings look especially ridiculous. We emphasize again – the expansion of the balcony by more than 30 centimeters is a redevelopment! Needs agreement with the architectural bureau, BTI, obtaining written permission from neighbors.

In any case, the extension will have to be legalized if, for example, you decide to sell your property. Or re-register the inheritance.
