Presale preparation of a summer residence – we present a house with a plot correctly

We wrote about the most common mistakes buyers and sellers of suburban real estate make. Now we want to give some advice specifically to the owners of summer cottages with residential buildings, who for some reason want to get rid of them and get a good price at the same time. The task is quite difficult, given the competition in the market, but you can do everything possible to make buyers fall in love with your dacha at first sight and not bargain too much.

First advice:start with the site! This is what potential buyers will see first of all. Of course, you shouldn’t plant exotic plants feverishly and try to create topiary in three days. Will not help. Better to just put the site in order.

Are there nettles behind the house? Mow! The garden is overgrown so that you cannot see the bushes – the mower will also help you. Demolish the dilapidated barn, which only spoils the whole view of the site, and paint those outbuildings that are in good condition. Themselves shrubs, trees, vineyard – trim, trim.

Be sure to take out all the garbage from the land, so as not to show customers the heaps of sawed trees and heaps of leaves if it happens in the fall. On the lawn, if available, walk with a lawn mower – the site will immediately look much more well-groomed.

The main advice in putting things in order on the site: try to put yourself in the shoes of potential buyers, take a look at your home site as objectively as possible, think that there is too much, that immediately catches the eye, which should not be. Imagine that it is you who are buying a summer cottage – you would like to see here a decrepit gazebo with a collapsed floor?

Second tip:the country house can be renovated, but you should not get carried away with major repairs. Paint, maybe a little new wallpaper, spring cleaning – all that your summer house needs before the sale. There are no comrades for taste and color – a well-known saying. So your new renovation may simply not please the future owners, who will not be impressed by your design efforts, but, on the contrary, scared away.

Be sure to get rid of the unpleasant odor of dampness, if there is one in the country house, ventilate all rooms. Put things in order, you can throw away furniture that came to the country, because it could not be used in a city apartment. It is better to let there be fewer pieces of furniture than the door of grandmother’s closet with mezzanines falls on the buyer.

Third tip:focus on the benefits of giving. If you have a beautiful view from the kitchen windows of a well-kept garden or pond, be sure to show it. It is advisable to thoroughly wash these windows in advance, you can update the curtains to accurately show this advantage of the house in the best possible way. Be sure to tell us about the presence of an insulated attic, a boiler, your own well for water supply, drip irrigation and other important points that make staying in the country comfortable and caring for the site less troublesome.

Fourth advice:pay attention to such important details as the state of the locks on the front door, steps of the stairs, if you have a second floor. Nothing should creak and make strange sounds, it is better to lubricate the locks, repair the steps, because the staircase is an expensive part of the house. Buyers also often pay attention to the condition of the plumbing (your taps should not drip), the life of the heating system, the availability of storage.

Fifth tip:if your dacha is not a royal palace at all, you simply cannot get it in order, but you need to sell it – focus on a good location. In this regard, it is very useful to meet buyers in advance, to walk around the dacha village, to show the natural beauty, to emphasize the presence of a river or lake within walking distance, and with a beach. In general, you know better what your area is famous for, what you can show guests. Note the developed infrastructure, show where the pharmacy and supermarket are. Perhaps potential buyers will be interested in your piece of land, and they will want to make a house for themselves “from scratch”. Sixth tip:Prepare a package of documents for the house and plot in advance, provide everything from a legal point of view. And feel a little like a marketer, an advertising agent – make up your ad correctly, take photos of the dacha and the site from the most favorable angles. The ad does not need to describe the advantages of your summer residence, be laconic, indicate the most important thing: the age of the house, its area, the size of the site, the possibility of year-round living and registration, the availability of communications, in particular, gas supply, a garden and a vegetable garden with perennials, a location close to natural beauty … You can tell about the benefits already during the first personal meeting with potential buyers.
