Not so long ago, the Russian Guild of Realtors (RGR) proposed a new classification of suburban real estate, noting that for houses and cottages located outside the city limits, there should be their own principles of separation into “economy class” and “elite”.

Guild experts emphasize that the classification developed by the profile committee does not pretend to be a comprehensive reflection of the suburban real estate market, but should become the basis on which each region will create its own, more accurate and adapted to local conditions option.

As the experts of the Real Estate Market Indicators analytical center immediately noticed, among the members of the Russian Guild of Realtors themselves, there was no consensus on what factors should help to divide country houses into separate categories.

So, some experts believe that the price of the building should be the fundamental criterion, while others believe that without taking into account such factors as location, the presence of developed infrastructure and the area of ​​the land plot, it will not be possible to determine exactly whether a house is elite..

As a result, the profile committee still managed to develop a simplified version of the classification of suburban real estate for the Moscow region, on the basis of which regional organizations – members of the RGR – will be able to create their own classifiers.

Economy class

The most affordable category of suburban real estate, the main distinguishing features of which are the small area of ​​the house itself and the land plot, as well as rather modest requirements for the quality of building materials and the availability of infrastructure in the village.

Classification of suburban real estate of the Moscow region

So, a country house in the Moscow region, classified as an “economy class”, has the following characteristics:

  • residential building area – from 80 square meters, for townhouses the required area is even less – from 60 “squares”;
  • the total area of ​​the land plot on which the building is located – no more than 12 acres;
  • the area of ​​the adjoining plot is very small – about 1 hundred square meters;
  • the available offers of the Moscow region today are located at a fairly large distance from the Moscow Ring Road – at least 30 kilometers;
  • a typical architectural project without any frills;
  • any building materials can be used, most often inexpensive houses with a small area are erected from blocks, logs or on the basis of a wooden frame;
  • engineering communications are usually individual;
  • there are no requirements for the location and availability of infrastructure, that is, an “economy class” country house can be located at a fairly large distance from social facilities, for example, a school and a kindergarten, as well as shops;
  • and finally, the cost of such a country cottage should not, according to RGR experts, exceed 6 million rubles.

As you can see, an “economy class” house is a relatively small building with a tiny adjoining plot, often far from civilization. And the indicated maximum price of 6 million rubles is due to the peculiarities of the real estate market near Moscow – in other regions for the same price you can buy a solid mansion with central communications.

Comfort class

Unlike the classification of city apartments, where only four categories are indicated – “economy”, “business”, “premium” and “deluxe” – one more class has appeared in the classifier of suburban housing objects – “comfort”.

These are more expensive houses, which still cannot qualify for the status of prestigious proposals. The specialists put forward the following requirements for the houses of the “comfort-class” category:

  • remoteness from the Moscow ring road – no more than 50 kilometers, that is, the so-called “distant dachas”, which are gaining popularity among buyers of real estate near Moscow, can no longer claim this statute;
  • house area – from 160 to 300 square meters, for townhouses – from 100 to 200 “squares”;
  • land area – from 10 to 20 ares;
  • the area of ​​the adjacent territory is at least 1-3 acres;
  • the experts put forward a somewhat vague requirement for the architectural projects, according to which “comfort-class” houses are being built – “modern”. What is meant by such a characteristic, typical or individual projects, and how exactly the “modernity” of an architectural solution should be manifested, is not clear;
  • engineering communications can be both individual and centralized;
  • the most commonly used building materials are brick, wooden frame, monolith-block. However, if any materials can be used in the construction of “economy class” houses, in this case only high-quality ones are meant;
  • there are no special requirements for the location of the “comfort-class” house, however, the village must have a children’s and sports grounds, a shop, a guest parking, a pharmacy, a cafe and a restaurant, which already excludes the location of a residential building in settlements without a sufficiently developed infrastructure ;
  • the cost of a “comfortable” country house should not exceed 13 million rubles.

In general, it is not a problem to find such offers – at a price of up to 13 million rubles – in the Moscow region, we can say that this is one of the most widespread and rather demanded categories of suburban real estate.

Business Class

The name of this category of suburban real estate does not mean at all that such objects can only be used as a place of residence for businessmen. Rather, such a name indicates a higher status of a residential building, an increased level of comfort and, of course, a rather high price..

Classification of suburban real estate of the Moscow region

The experts of the Russian Guild of Realtors put forward the following requirements for suburban real estate objects claiming to be a “business class” category:

  • such objects can no longer be located throughout the entire territory of the Moscow region, but only in the directions considered the most prestigious and convenient from the point of view of movement: in the North-West, North, South-West and West of the Moscow Region. The territories of New Moscow were included in this list, but now it is no longer possible to call such houses “country houses”, because they have entered the boundaries of the metropolis;
  • the area of ​​the house must be at least 250 square meters, for townhouses – from 200 “squares”;
  • the total area of ​​the land plot is from 15 to 30 acres;
  • adjoining territory – about 3 acres;
  • distance from the Moscow Ring Road – no more than 50 kilometers;
  • the requirements for the architectural design are the same as for the category “comfort class”, that is, “modern architectural design”;
  • most often used are such building materials as a monolith block, brick, glued laminated timber, high quality wooden frame;
  • communications are usually centralized, however, the use of individual engineering networks is not excluded, in particular, the presence of a well on the site and an autonomous sewage system;
  • the settlement in which the houses of the “business class” are located should offer its residents a sufficiently high level of comfort, in particular, a territory ennobled with landscaping, a guest parking, a children’s and sports grounds, a kindergarten, a supermarket, a pharmacy, a beauty salon, a cafe or a restaurant , a medical center, as well as a service center;
  • the cost of a “business class” country house is in the range from 13 to 23 million rubles.

“Business class” can be called an average category, it concerns the level of cost, which is quite acceptable for the Moscow region, and the location, and the requirements put forward. However, the popularity of these proposals is already an order of magnitude lower than that of “comfort-class” houses.

Premium class

Classification of suburban real estate of the Moscow region

It is from this category that truly elite suburban real estate begins, so the requirements for such mansions are growing, as is the price of proposals. The RGR experts believe that only those suburban residential houses that are entitled to be classified as a “premium class”:

  • are located at a distance of no more than 30 kilometers from the Moscow ring road. If for the “economy class” this border means that they cannot “approach” the capital for this mark, or rather cannot because of the high cost of proposals from the Moscow region, then for the “premium” category, on the contrary, the proximity to Old Moscow becomes evidence of the prestige of housing;
  • house area – at least 350 “squares”, for townhouses, if in principle they can be attributed to this category – at least 250 square meters;
  • the total area of ​​the site is not less than 15 acres;
  • land around the house – at least 3 acres;
  • only centralized engineering communications, it is believed that they provide a higher level of comfort;
  • “premium houses” can be located only in areas with good ecology, attractive in terms of recreation and permanent residence. As in the case of the “business class”, most experts mean the North-West, North, South-West and West of the Moscow region;
  • only individual architectural projects;
  • used building materials: monolith-brick, glued beams and bricks, modern and high quality;
  • the territory of such elite settlements should have a developed infrastructure: several playgrounds, a sports complex, a beauty salon, a supermarket, a parking lot for guests, a restaurant, consumer services, a kindergarten, a pharmacy, a modern medical center – all this is at the service of residents of premium class houses … In addition, the presence of landscape design is mandatory, the territory is usually closed and is guarded around the clock. It should be noted that it is precisely the “closeness” of such settlements that has long become the main distinguishing feature of the elite suburban real estate;
  • the cost of premium-class houses is in the range from 23 to 43 million rubles.

Elite suburban real estate is no longer just cottages on a timber frame, but real castles, mansions and luxury villas. By purchasing a house with an area of ​​more than 350 “squares”, the new owner declares his high social status and a relatively stable material of well-being, since maintaining such a house is also very expensive.

Deluxe

  • the cost of a deluxe country house – from $ 43 million.
